Southern Land Title, Inc. is a locally owned independent Title Agency. Founded August 10, 1982, we now have three Baldwin County locations to serve you. We offer seven professional closing and title services and are proficient in residential closing matters as well as commercial transactions. We also conduct title searches and closings for Escambia and Monroe Counties, Alabama.

Many of Southern Land Title’s employees have been in the Real Estate and Lending industry for more than twenty five (25) years. Our goal is to expedite your service order in a courteous and professional manner. We believe our company not only offers the best service, but also the most accurate available.

We are authorized agents for Commonwealth Land Title Insurance Company, Stewart Title Guaranty Company and Ticor/Chicago Title Insurance Company.

Our Services

Title Reports

Title Reports are searches provided from information obtained from the Probate Court records, remitted to the customer in chronological order, citing all items recorded affecting the title to that certain property for a specified period of time.

Closing and Escrow

Satisfaction and reassurance are afforded our customers when taking advantage of our closing and escrow services. Confidentiality, accuracy and efficiency are paramount. We furnish premier service as a disinterested third party or escrow agent to prepare, organize and conduct your real estate closing.

Foreclosure Searches

Foreclosure searches provide customers information from the Probate Court records and Bankruptcy Court records applicable to the parcel of property being subjected to foreclosure proceedings.

Title Insurance

Owner’s Title Policy, Mortgagee’s Title Policy, Leasehold Owner’s Title Policy, Leasehold Loan Policy and Enhanced Coverage Policies (higher premiums apply to this type of policy.) Commitments are issued upon completion of the research, stating conditions under which the company will insure the title based on the insuring underwriter guidelines. Upon satisfaction of all the requirements cited in the commitment and payment of the title insurance premium, the policy may be issued subject to any additional conditions it may deem applicable. Premium rates and any re-issue credit information may be obtained at any branch.
